Have your property inspected by one of San Diego's most prominent inspectors. John "Mac" McWilliams has been serving the southern California construction and real estate communities since 1975.

Mac uses the latest technology to provide you with the most comprehensive inspection to date. The technology allows Mac to prepare and complete his inspection on site. The inspection reports are user friendly, easy to read and with the table of contents, information is quick to find. In addition, he provides you with your own "inspection report book". This book is a color copy of your full inspection report including a table of contents with complete details of the inspection (sample below); along with "How To Operate Your Home - An Owner's Manual for Your Home". This is the guide to operate your home with over 250 drawings and simple explanations that describe the operation of the structural, electrical and mechanical systems in your home.

Agents can easily keep track of all inspections completed by Mac by use of digi-storage (sample below). Each inspection is converted to a PDF format. Portable Document Format (PDF) is the de facto standard for the secure and reliable distribution and exchange of electronic documents and forms around the world, with a ten-year track record. PDF is a universal file format that preserves the fonts, images, graphics, and layout of any source document, regardless of the application and platform used to create it. Adobe® PDF files are compact and complete, and can be shared, viewed, and printed by anyone with free Adobe Reader® software.

Any home evaluation, regardless of age, requires a thorough scrutiny of "The Big 5":

ROOF

~ Quality, age, durability, structural integrity
~ Attic insulation and ventilation

PLUMBING

~ Supply and drain line type, efficiency and pressure
~ HVAC - "Heating, Ventilation & Air Conditioning"
~ Condition and efficiency of gas lines and valves

ELECTRICAL

~ Service entrance safety and capacity
~ Wire type, age, & condition - aluminum, copper, "knob & tube", ersatz (mixed types)
~ Branch circuits (generally outlets and switches)

FOUNDATION, FOOTINGS & SITING

~ Historic structures require special attention to drainage and lot location issues
~ Long-term exposure to moisture can seriously affect stability
~ Foundation components include mortar and aggregate types, historical survivability, condition of
intermediate supports, absence/presence of moisture under house

STUCTURAL INTEGRITY

~ Residential structures built beginning with the 20th Century through the late 1940's may have lacked some modern structural engineering sophistications but generally compensated for potential compromise by the shear weight and volume. In those days, a 2x4 measured 2x4 -- and spacing between framing members was generous.
~ Degradation is generally caused by infestation, previous fires, or moisture damage.
